This is the second time John inspected 2 homes, (1) a previous home I sold and (2) a Condo I was buying. He is prompt and courteous and very professional. I first ran into John Kohen, owner of Shamrock inspection Service... when I was closing a 23 Unit apartment complex in Las Vegas, NV., and I needed to hire a local inspection company (Representing the Buyer.) and after 9 hours of inspection work... he did a fantastic job...! In particular, the property was advertised as having; "All apartments were recently completely remodeled and all new appliances." So I instructed John to make sure that he "verified", and noted, all apartments that were remodeled... in addition to all of the other normal inspection items that were covered. As it turned out, it was discovered that only 14 of the 23 units were "remodeled"...! Now "armed" with Johns meticulous report in hand... clearly demonstrating the fact that 9 units were yet to be remodeled... I was able to renegotiate and additional $35,000 credit for the Buyer... to complete the remodeling...! In addition, Johns reports are developed on custom software that he developed, which are very graphic, very organized layout flow, and extremely "intuitive" to read and interpret. Even though John is based in Las Vegas, I was so impressed, I asked him if he would be willing to travel to Carson City to do an inspection on a 34 Unit Extended Stay Motel, which as predicted... he did an excellent job, again resulting in a substantial repair credit to the benefit of my Buyer client...! I would not hesitate to recommend John Kohen and Shamrock inspection services...! Thank you John!
